Technical Due Diligence (TDD)
A Technical Due Diligence (TDD) survey is used to determine the current state and future renovation needs of a property. During the survey, all buildings are inspected by three experts who focus on structural engineering, HVAC and automation engineering, and electrical engineering. The final result is a maintenance plan including cost estimates (a capex table).
The survey covers the following, for example:
- Operating, maintenance and repair history
- Future repair, renovation and improvement measures in order of urgency
- Familiarity of the property’s caretakers with the property
- Statutory measures relating to building permits, land use planning and periodic inspections
Comparison of heating methods as part of the TDD service
Since 2022, Raksystems’ Technical Due Diligence (TDD) service has included a heating method section, which is a comparison of alternative heating methods, their costs and their impact on the investment. The section consists of two parts: a heating method calculation and a calculation of the profitability of a solar power system.
The service is provided to Raksystems by the Finnish company Apex Heat Oy.
Environmental Due Diligence (EDD)
An Environmental Due Diligence (EDD) survey assesses the environmental risks of a property. Through Raksystems, you can obtain Phase 1 and 2 (EDD1 and EDD2) reports. We are familiar with environmental legislation in different countries.
The survey covers the following, for example:
- Asbestos and other contaminants
- Radon content
- Emissions into the air
- Noise pollution
- Current state of soil and groundwater
- Statutory requirements
- Previous environmental surveys and protection measures
ESG Due Diligence (ESG DD)
An ESG Due Diligence (Environmental, Social, Governance) survey focuses on sustainability aspects, assessing the current status, risks and potential of sustainability practices in a property.
The scope of the ESG DD can be customised, and the survey may cover environmental certification, energy efficiency, EU taxonomy compliance, carbon neutrality, and social and governance risks, for example.
Reporting
The reports are delivered to the client in PDF format. The report can also be presented by the project coordinator to the responsible person in the client organisation.
