Technical Due Diligence of Estonian Harmet OÜ’s industrial building

Established in 1997, Harmet OÜ manufactures a variety of module/prefabricated houses, as well as modern module elements and metal structures for the construction industry. Some 90% of the company’s production volume is exported to the Nordic countries, of which approximately 80% goes to Sweden.

Raksystems completed a Technical Due Diligence survey of the acquired production, warehouse and office buildings. The industrial property of 27,000 m2 was built in 2017. The buyer was Corum Origin, which has leased the premises to Harmet OÜ with a long-term lease. Harmet was the previous owner of the site.

“The site is in very good condition, and delightfully many Finnish technology elements have been used there: there is a glass lift manufactured by KONE in the lobby of the office wing, Keravent’s smoke abatement hatches on the roof and gantry cranes made by Konecranes in the industrial hall, just to mention a few,” says Serge Skorin, a Raksystems project manager.

The Technical Due Diligence included a site visit with the owners and the current tenant, a technical inspection and the investigation, translation and analysis of a large number of documents in Estonian from a project bank.
